Feasibility

The property is situated in an area zoned residential conservation. A review of potential on this site carried out by John Fleming Architects on behalf of St Mary's Home which indicated the potential for 9 houses and 11 apartments (4 no. 3 bed approx. 90/106 sq.m each; 6 no. 2 bed approx. 85 sq.m. each and 1 no. 1 bed apartment of approx. 45 sq.m.) in a conversion of the existing 3 storey nursing home and with 9 new houses built beside it each fronting Pembroke Park or Clyde Lane. The scheme envisages 4 no. new 3/4 bedroom terraced houses fronting Pembroke Park of 160 sq. m. each and 5 no. 2 bedroom mews houses fronting onto Clyde Lane of 80 sq. m. each with off street parking.  However, it is quite possible that a developer may seek permission for a completely different scheme which could be all new build and involve building to a much greater height with perhaps an all apartment scheme (subject to planning permission).  Details of the feasibility study is available on request.

Background

In 2016 the trustees of St Mary's Home announced their plans to combine with Protestant Aid and to relocate their residents to St John's House on Merrion Road in late 2018.  It is the first time in almost 130 years that this property will have become available for sale.  St. Mary's Home was established in 1891 and is a three-storey red bricked building which was originally a school and later established as a residential care home and as a nursing home. St. Mary's Home has a long tradition of care. It was founded in 1891 by Canon Richard Travers Smith, Rector of St Bartholomew's Church and by Ms Isabel Moffat, later a professed Sister, it was known as the Church Home School.  The Church Home subsequently relocated from Ranelagh to its' present site in Ballsbridge. As early as 1892 the first Sisters established St Mary's as an educational centre for children. Sister Edith Whiteman became the first Mother Superior of the Community of St. John the Evangelist.  Following curricular and statutory changes the Sisters moved out of the sphere of education and St Mary's became a home for retired ladies of the Church of Ireland, or those in communion with the Anglican Church.
